How to Offer Condo Cleaning in Makati

Condo cleaning in Makati can look simple because units are smaller than many houses. In practice, access rules, elevators, parking, limited working hours, and strict security can make the job more complicated. A reliable provider plans the building process as carefully as the cleaning itself.

Define the condo package

Create separate scopes for:

  • occupied-unit general cleaning;
  • deep cleaning;
  • move-in or move-out cleaning;
  • Airbnb or short-stay turnover; and
  • post-renovation or post-construction cleaning, if equipped.

State the maximum unit size, bedrooms and bathrooms, expected condition, team size, duration, and equipment. Explain whether you clean inside cabinets and appliances, balconies, interior glass, air-conditioning filters, or linen. Do not let "deep cleaning" mean anything the client wants.

Ask about building access before confirming

Request these details without collecting more personal data than necessary:

  • condominium and barangay;
  • resident, owner, tenant, or host contact process;
  • visitor ID and service-provider registration rules;
  • allowable service hours and days;
  • service elevator or loading-bay procedure;
  • parking availability and fee;
  • equipment restrictions;
  • whether an authorization letter, gate pass, or work permit is required; and
  • contact person if security refuses entry.

Building rules vary. Never claim that one Makati procedure applies to every condominium. The client or property manager should confirm the current rules.

Design for small spaces and shared buildings

Use compact, clean equipment and sealed containers. Avoid leaving chemicals, bags, or machines in corridors. Protect elevator and hallway surfaces when moving equipment. Do not block fire exits or create noise beyond building limits.

Label chemical bottles and never mix products casually. Ask about marble, natural stone, engineered wood, delicate fixtures, and pets before using chemicals. Photograph existing damage only with permission and keep the images private.

Quote the complete visit cost

A condo rate may depend on unit size, condition, requested tasks, number of cleaners, supplies, equipment, travel, parking, and waiting time. Tell the client which charges are included. If building access consumes an hour, your scheduling model must account for it.

For a first-time or high-risk job, request current photos or conduct an inspection. Photos cannot reveal every condition, so explain what may trigger a revised quotation: construction dust, heavy grease, mould, pest waste, excessive belongings, high glass, or added rooms.

Protect privacy and keys

Condo cleaners may see passports, mail, access cards, Wi-Fi details, cameras, or valuables. Establish simple rules:

  • do not photograph documents, faces, unit numbers, or valuables;
  • do not share addresses or access instructions outside the assigned team;
  • record who receives and returns keys or access cards;
  • never duplicate a key without written authority;
  • report breakage or suspected loss promptly; and
  • delete access information when it is no longer needed.

If a client asks for before-and-after content, obtain clear permission and remove identifying details.

Prepare a confirmation message

Before the visit, send the date, arrival window, worker names if required, scope, exclusions, total or estimate, building charges, payment method, and cancellation rule. Ask the client to secure cash, jewellery, confidential papers, medication, and fragile items. Confirm water and electricity availability.

For turnover work, add linen count, key handover, consumable restocking, damage reporting, photo rules, and the time the unit must be guest-ready. Cleaning and property inspection are related but not identical services; define which one you provide.
