How to Create a Cleaning Service Price List in the Philippines
A good price list protects both the cleaner and the client. It does not need to show one fixed amount for every possible home. It needs to explain how you calculate the quote and what the customer receives.
Start with your real job cost
Before copying a competitor's rate, calculate:
- cleaner hours and number of workers;
- transport, fuel, tolls, parking, and loading time;
- chemicals, cloths, gloves, bags, and other consumables;
- equipment purchase, maintenance, and replacement;
- admin time for messages, quotations, and scheduling;
- taxes, permits, insurance, and other compliance costs where applicable; and
- a margin for the business to continue operating.
If a two-person team works four hours, that is eight labour-hours, not four. Travel and lobby waiting are also real costs even when they are not separately billed.
Choose a pricing method
Common structures include:
Hourly or time-block pricing. Useful when the scope is flexible, but explain whether the cleaner completes a task list or simply works for the booked time.
Property-size packages. Examples include studio, one-bedroom, two-bedroom, or square-metre bands. Add conditions because two equal-sized units can require very different work.
Per-task pricing. Useful for a bathroom, refrigerator, oven, sofa, mattress, or window set when the task is clearly defined.
Inspection-based quotation. Better for post-construction dust, severe grease, hoarding conditions, mould, pest waste, high-access glass, or unusually large properties.
You can combine these methods. For example, offer a base condo package, then separately price balcony glass, appliance interiors, or excessive dirt.
Write the scope beside the price
Every package should say:
- property size or room limit;
- expected duration and team size;
- surfaces and rooms included;
- whether supplies and vacuum or steam equipment are included;
- whether appliance interiors, high windows, laundry, dishes, or balcony work are excluded;
- access, parking, and travel conditions; and
- whether the displayed amount is fixed, estimated, or "starts at."
"Deep cleaning from ₱X" is incomplete without the conditions that can change the total. Do not hide mandatory charges until arrival.
Separate normal add-ons from hazardous work
Possible add-ons include refrigerator interior, oven interior, cabinets, balcony, interior windows, ironing, and extra rooms. Hazardous or specialist conditions require a different decision. Mould remediation, biohazards, pest waste, sharp objects, chemical spills, and work at height may need training, protective equipment, or a specialist. It is okay to decline work outside your capability.
Use a written quote template
Your quote can be one page or a clear chat message:

Keep the client's confirmation. If the scope changes on arrival, explain the new work and price before starting it.
Review your list using completed jobs
After each job, compare estimated hours with actual hours and record consumables, transport, waiting, and callbacks. Raise or restructure a price when the current package repeatedly loses money. A clear, sustainable rate is better than a cheap rate that causes rushed work.
