Airbnb Turnover Cleaning Checklist for Providers in the Philippines

Turnover cleaning is a deadline-based service between one guest's checkout and the next guest's arrival. It is not simply a faster version of general cleaning. The cleaner needs a repeatable checklist, clear authority from the host, and a process for reporting problems without making promises to the incoming guest.

"Airbnb" is a platform brand. Independent providers should avoid implying that they are employed, certified, or endorsed by Airbnb unless that is actually true. "Short-term rental turnover cleaning" is a useful general description.

Before accepting the unit

Confirm:

  • address and building access procedure;
  • normal checkout and next check-in times;
  • unit size, beds, bathrooms, and maximum occupancy;
  • standard cleaning scope and expected duration;
  • linen arrangement: on-site wash, off-site laundry, or prepared replacement sets;
  • who supplies toiletries and consumables;
  • key, smart-lock, or access-card procedure;
  • photo and privacy rules;
  • damage and lost-property reporting route;
  • emergency contact and spending authority; and
  • backup process if the unit is unusually dirty or access is delayed.

Do a paid trial or detailed first inspection where practical. Create a unit-specific inventory instead of relying only on a generic checklist.

Bedroom and living area

  • Open curtains and check for visible damage.
  • Remove rubbish and check the host's lost-property procedure.
  • Strip used linen without placing it on clean surfaces.
  • Check mattress protector and pillows for stains or damage.
  • Make the bed using the host's approved layout.
  • Dust reachable surfaces, lamps, furniture, and skirting.
  • Clean mirrors and interior glass included in scope.
  • Vacuum or sweep, then mop suitable floors.
  • Arrange furniture and approved guest materials consistently.
  • Check that remotes and listed items are present; do not test or repair equipment unless authorized.

Bathroom

  • Remove rubbish and used amenities.
  • Clean and disinfect toilet contact surfaces appropriately.
  • Clean basin, taps, shower area, drain cover, mirrors, and reachable fixtures.
  • Remove hair and visible soap residue.
  • Replace towels and approved amenities.
  • Check for leaks, slow drains, mould, broken fixtures, or missing items and report them.
  • Never conceal a maintenance issue just to mark the turnover complete.

Kitchen

  • Remove rubbish and food according to the host's policy.
  • Wash or load agreed dishes.
  • Wipe counters, sink, taps, cabinet exteriors, and appliance exteriors.
  • Clean appliance interiors only when included.
  • Check the refrigerator for abandoned food and follow the host's disposal rule.
  • Replace approved supplies using the inventory level set by the host.
  • Report pests, leaks, unusual odours, or damaged cookware.

Final readiness check

  • Walk through the unit from the entrance as a guest would.
  • Confirm floors are dry and no chemicals or equipment remain.
  • Count keys, cards, linens, and controlled inventory.
  • Set lights, curtains, temperature, and appliances only as instructed.
  • Take completion photos only under the host's written privacy rules.
  • Send completion time, exceptions, maintenance issues, damage, lost property, and low stock through the agreed channel.
  • Lock the unit and return or secure access exactly as instructed.

Define what turnover cleaning does not include

Unless separately agreed, exclude deep stain removal, mould remediation, pest treatment, appliance repair, air-conditioning repair, hazardous waste, excessive rubbish, high exterior glass, and major linen processing. State the escalation rate or inspection process for exceptional conditions.

Airbnb's official Philippine guidance says hosts must follow the laws and other rules applicable to their circumstances and location.
