Living in Metro Manila often means dealing with dust from traffic and construction, humidity, limited condo ventilation and the everyday challenge of keeping a busy home in order. Whether you live in a studio in Makati, a condominium in BGC, an apartment in Pasay or a family home elsewhere in the metro, outside help can make routine cleaning more manageable. The difficult part is not finding the words "cleaning service" online. It is understanding what kind of service is being offered, what the quoted price covers and who will actually enter your home.
This guide explains the common ways home cleaning is arranged in Metro Manila, the difference between regular and deep cleaning, the questions worth asking before a visit and the basic checks that can reduce misunderstandings.
How home cleaning is arranged in Metro Manila
The first common option is an independent or freelance cleaner. A freelancer may accept one-off, weekly or recurring jobs and usually communicates directly through phone, messaging apps or social media. This arrangement can be flexible, especially for a small condo or a straightforward task list. However, the customer normally needs to confirm the scope, transportation cost, cleaning supplies, identification and replacement arrangements if the cleaner becomes unavailable.
The second option is a small cleaning business or cleaning team. These providers often offer named packages such as basic cleaning, general cleaning, deep cleaning, move-in or move-out cleaning, post-construction cleaning and Airbnb turnover cleaning. Some bring their own equipment and products; others charge separately or require access to water, electricity, a vacuum or a step ladder. A company may send one cleaner for a smaller unit or a team for a larger or more intensive job. Ask whether the person you speak with is the cleaner, the team supervisor or simply the booking contact.
The third arrangement is a kasambahay, meaning a domestic worker employed within a household relationship. A kasambahay may live in or live out and may perform broader household duties over an ongoing period. This is different from booking an occasional cleaner for a single appointment. Philippine law treats a kasambahay as a domestic worker in an employment relationship, with corresponding rights and employer responsibilities. If you need regular household help rather than an occasional cleaning service, understand the employment arrangement instead of treating the role as a casual service booking.
What is usually included -- and what may not be
A basic or regular cleaning visit commonly focuses on visible, accessible areas. The task list may include sweeping or vacuuming floors, mopping, wiping reachable surfaces, dusting, making beds with linen supplied by the customer, cleaning sinks and countertops, washing the exterior of kitchen appliances, taking out ordinary household trash and cleaning the toilet, shower and bathroom floor.
"Deep cleaning" usually means more time and attention, but it is not a universal checklist. It may include heavier bathroom scale removal, grease buildup, cabinet exteriors, baseboards, reachable vents, window interiors, areas behind movable furniture and more detailed kitchen work. One provider's deep-clean package may be another provider's list of paid add-ons, so the label alone is not enough.
The following tasks are often excluded or separately quoted: exterior windows in high-rise buildings, work requiring a person to lean outside, ceiling or high-wall cleaning, severe mold treatment, pest control, hazardous waste, human or animal waste, hoarded spaces, post-construction debris, paint or cement removal, upholstery shampooing, mattress cleaning, carpet extraction, appliance interiors, dishwashing, laundry, ironing, balcony pressure washing and lifting very heavy furniture. Parking, tolls, condominium access fees and transportation may also be separate.
Before confirming, send photos and disclose pets, fragile items, unusual stains, mold, renovation dust and access restrictions. This helps the provider decide whether the job requires extra time, equipment, protective gear or a specialist. Do not ask a cleaner to perform unsafe exterior work simply because it was not discussed in advance.
How cleaning prices are commonly structured
There is no single official Metro Manila rate. Providers commonly price in one of four ways: by the hour, by a fixed time block, by floor area, or after reviewing the job. A small unit with light routine cleaning may be sold as a four- or five-hour booking. Deep-cleaning companies often use square-metre brackets, while post-construction, severe mold and heavily soiled properties are usually quoted individually.
As a practical reference -- not a guaranteed market average -- publicly advertised examples have included around ₱1,000 for a five-hour basic booking, while an occupied-home deep-clean package has been advertised from about ₱2,970 for 1–40 sqm, rising through higher area brackets. Other providers may quote above or below these figures. The final amount can change based on unit size, number of bathrooms, current condition, cleaner or team size, duration, supplies, machine use, parking, travel, weekend or rush scheduling and add-on services.
Ask for the total expected charge in writing. A useful quote should state the number of cleaners, estimated duration, task list, supplies and equipment, transportation or parking fees, overtime rate, cancellation terms and the point at which the provider must ask permission before adding cost. If a quote seems unusually low, check whether it covers only labor and whether you must supply every product and tool.

- Do you bring cleaning products, a vacuum, ladders and protective equipment?
- Are the products suitable for children, pets, natural stone, wood or other sensitive surfaces?
- How long is the booking, and what happens if the work takes longer?
- Are transportation, parking, tolls or condo access costs included?
- Does the building require worker IDs, gate passes or advance registration?
- What is the cancellation or rescheduling policy?
- How should accidental damage, breakage or missing property be reported?
- Who should I contact if the assigned cleaner does not arrive?
- What payment methods are accepted, and when is payment due?
For condominiums, contact the property office before the appointment. Some buildings require names and IDs in advance, restrict service-elevator hours, prohibit noisy equipment at certain times or refuse entry without a work permit. A cleaner waiting in the lobby still loses time, even if the misunderstanding came from building rules.
A short note on trust and verification
Verification should reduce uncertainty, not replace your judgment. Check that the person who arrives matches the agreed identity. Keep valuables, cash, passports and sensitive documents secured. Photograph fragile or high-value areas before work begins, explain surfaces that need special care and avoid leaving a first-time service provider alone if you are uncomfortable doing so. Respect matters in both directions: provide safe working conditions, reasonable access to water and electricity, and a clear task list.
Be careful with vague claims such as "verified," "professional" or "best." Ask what was actually checked and what the term does -- and does not -- mean. Identity or document checks cannot guarantee future conduct, workmanship or a damage-free visit.
